Overview

Manningham House is situated in the pretty traditional village of Ringstead, only a couple of miles from wide sandy beaches. The house is only moments by foot from the well stocked village shop, a children's playground and the local pub: The Gin Trap Inn. For walkers, Peddars Way run right through the village or alternatively Ringstead Downs take you to Hunstanton.

 

Accommodation Details

This is an ideal family house, traditional in style but with plenty of modern fittings for 21st century comfort.

Downstairs there is plenty of living space to allow music to be playing, TV to be watched and socialising to be take place all at the same time without disturbing each other.

The cosy main sitting room has an open fire, comfortable sofas, a cupboard full of games for rainy days and a flat screen TV with Sky.

The second sitting room is a place to escape the TV or could be ideal for a separate area for the children. There is an ipod docking system.

The kitchen diner has plenty of modern cupboards and marble work surfaces, a joy to work on. The highlight of the room is the Aga but we have also installed a hob and oven for the summer and preparing larger meals. At the other end of the room is a large table with plenty of seating space. French windows lead onto the garden and give a cool breeze through the house in summer.

Four bedrooms sleeping up to seven - 2 doubles both with decorative fireplaces and views over front garden. 1 twin and 1 single have new beds and overlook the back garden and fields. All bedrooms are good sized and comfortable.

Two bathrooms - 1 ensuite to a double and a family bathroom. Both renovated in the last two years. Family bathroom has roll top bath, shower, underfloor heating, heated towel rail and peaceful view over garden at the back. Ensuite has a shower over a bath, basin and loo.

We love our garden - it is a real suntrap and so we have provided plenty of garden furniture: benches, chairs and a table. The garden leads off the kitchen and there is a large BBQ for enjoying outside meals (perhaps before a drink in the local pub!)

A really useful extra is an indoor ping pong table for days when the weather is not so good or as entertainment whilst the BBQ is heating up.

Prices range from �635 to �1270 depending on time of year and school holidays.
