Woodview is a detached, tastefully furnished bungalow. It is located in Forest Drive, a quiet crescent that is about a mile from Weston-super-Mare town centre and beach and a short walk from Weston woods, Ashcombe Park, local shops, pub and restaurant. It has been given a Gold Award (commended) by the Weston Hotels and Restaurants Association and a 4 star Quality in Tourism rating.

WOODVIEW ACCOMMODATION/ FACILITIES

Entrance: Three deep steps lead up to UPVC front door which leads to the hallway. The steps may make the entrance unsuitable for wheelchair users who are unable to climb steps.

Hallway: Mirror, cupboard housing gas central heating boiler and vacuum cleaner and iron. Fitted carpet.

Kitchen/diner: Fridge-freezer, microwave, gas cooker, washing machine, pine table and chairs, beech vinyl floor

Sitting room/diner: Dining table and chairs, colour TV, video recorder, DVD player, Freeview TV box, 3 piece suite, 2 coffee tables, bookcase, fitted carpet

Bedroom 1: King size bed, 2 side cabinets, dressing table with drawers, mirrors and chair. Fitted double wardrobe, ironing board and clothes airer. Fitted carpet. (Cot with mattress available on request.)

Bedroom 2: Two 3 foot single beds, chest of drawers, mirror, chair and wardrobe. Fitted carpet. Patio doors leading to back garden via one deep step.

Bathroom: Electric shower, bath, toilet, wash basin, cabinet, electric shaver point, shelves and towel rail. Soft vinyl floor.

Back garden: Quiet and private, laid to lawn with wooden table and chairs and parasol.

Car Parking: Driveway with parking for 3 cars

Local Shops
Local shops for groceries, bread, milk and newspapers etc are only a 10-minute walk from Woodview.

Public Transport

In booking Woodview, guests agree to abide by the terms and conditions as set out here at all times.

How to Book Woodview
Please check availability and make provisional bookings by telephone or email. The booking will then be held for seven days to allow you time to send us your deposit.
Deposit
When confirming your booking, please forward a deposit of �50 for each week booked to us at the address shown below either as a cheque or via BACS. Please send the completed booking form to us signed by the lead guest. All guests who intend to stay for the duration of the let or for a shorter period during the let must be stated on the booking form at the time when the booking is made.

The balance, plus the security deposit of �100 (see below) will be due 4 weeks prior to your holiday or immediately if you book Woodview less than 4 weeks in advance. All prices include VAT.

Discounts
If you book Woodview for a second holiday you will receive a 5% discount and if you book the bungalow for a third holiday you receive a 10% discount. ! If you recommend a friend and they stay with us for one week or more you will receive 10% discount on your next holiday with us.

Arrival
Woodview is available from 3 pm on the day of arrival. Guest are politely requested not to arrive before this time to allow the bungalows to be properly cleaned and prepared prior to their arrival.

Heating, Lighting and Water
Gas and electricity for central heating, lighting and hot water etc, are charged at cost according to the meter readings taken at the beginning and end of guests� stay.

Bed linen
Bed linen is provided free of charge for holiday lets of less than 5 weeks duration.
Towels
Towels can be hired for �5 per set per week. A set comprises one bath towel and one hand towel. Please order your towels on the booking/balance form.

Availability
Woodview is available for rental for holiday purposes only. Short breaks of less than 7 days but for a minimum of 2 nights, long lets and weekends may be available depending on bookings and time of year.

Accommodation
Woodview: a maximum of 4 individuals plus a baby using the cot are allowed to stay at Woodview during any let. Please note that Woodview is not suitable for wheelchair users because of the sloping driveway and 3 large steps up to the front door.

Guest must not bring in or remove any items of furniture into the bungalow (except a travel cot) without the permission of the owners first. Guests must not alter the properties in any way during their stay. This includes d�cor, fixtures and fittings or appliances.

No Parties
In renting Woodview, guests agree that they will not hold any parties or other gatherings while staying in the bungalows or behave in any way that disturbs the neighbours.

No Smoking
Woodview and its driveways and gardens are strictly no smoking areas. In renting Woodview, guests agree that they and any persons they invite into either bungalow will comply with the no smoking condition at all times.

No Pets
No pets or animals of any kind are allowed to stay or enter Woodview or the grounds at any time during guests� stay.

Refuse Collection
Guests agree to put their rubbish out in the proper bins/boxes on the pavement at the front of the bungalow early enough to ensure collection on the appropriate collection day. (See details of collections, days and times on the notice board in the kitchen of Woodview).

�100 Refundable Security Deposit.
In addition to the weekly rental amount for the bungalows, all guests are required to pay a refundable �100 security deposit. If there are any accidental breakages, or damages to the properties or their contents, or any additional cleaning required, the costs of these will be deducted from the �100.00 security deposit. Please notify our key holder immediately of any need for repairs or servicing of equipment and any breakages or damage to the bungalows, contents or gardens.

If there are no breakages or additional cleaning costs and the no smoking condition has been complied with, the security deposit will be returned promptly after your holiday less a deduction for gas and electricity used according to the meter readings taken at the beginning and end of your stay. Gas and electricity are charged at cost.

Vacating Woodview at the End of Your Stay
Guests are required to vacate the bungalow at the latest by 10.00 a.m. on the day they leave to allow the bungalow to be properly cleaned prior to the arrival of the next guests. Guests agree to leave the bungalow as they will find it, e.g. clean and tidy.

At the end of your stay, please ensure that all dishes and cutlery are washed up and put away in the appropriate places and any food disposed of. Please also ensure that you empty the pedal bins in the kitchen and bathroom and any other waste bins you have used.

Cancellations
If guests cancel their booking after paying the deposit or balance, we will try to re-let. If we succeed in re-letting the bungalow, all monies paid will be refunded. If we are unable to re-let the property then all monies paid will be forfeited. We recommend that clients take out cancellation insurance.
