Overview

Situated in the centre of the village, right on Lower Street, Swan Cottage is an attractive modern cottage, recently refurbished, redecorated throughout and furnished to a high standard. The cottage contains everything needed for a comfortable holiday or short break with high quality appliances and electrical goods.

The 4 bedroomed property sleeps 8 people, has off street parking available, and a pretty rear courtyard garden.

All electricity, gas and bed linen are included in our prices.

 

Accommodation Details

Downstairs

Entrance Hall/Downstairs cloakroom. Spacious hallway leading to all downstairs rooms including a downstairs cloakroom which houses the washing machine.

Lounge. Large, bright lounge space with comfortable seating, a TV/DVD player, books and games. French doors lead out to the garden.

Kitchen. Swan Cottage has a modern cream kitchen with built in fridge, freezer and dishwasher. There is a gas hob/electric oven, 1 and a half bowl sink and plenty of cupboard storage space. The kitchen is extremely well equipped, and is a very pleasant space in which to spend time � for those who like to cook whilst on holiday!

There is a door from the kitchen leading out to the garden.

Dining Room. At the front of the property is an attractive dining room with table and chairs for eight people. It is bright and sunny in the daytime and cosy in the evening � the perfect spot for eating or entertaining.

The cottage benefits from a BT Wireless network for any visitiors taking their own laptop.

Upstairs

A large airing cupboard can be found on the first landing. The main landing leads to:

Bedroom 1 At the rear of the property, bedroom one has a double bed with bedside tables, large wardrobe and chest of drawers. It enjoys the benefit of a modern en-suite shower room.

Bedroom 2 Another good sized bedroom with double bed, bedside table and large mirrored wardrobe.

Bedroom 3 Bedroom 3 is a twin room with views out to Lower Street. Also housing a double wardrobe, large chest of drawers and bedside table. Whilst it's an ideal room for children, the two beds are full size singles, so are more than adequate for adults too.

Bedroom 4. The smallest bedroom contains a small double bed (4'), so can accommodate one person or a couple.

Bathroom. Recently re-fitted bathroom with sink, vanity unit, WC, bath and shower.



**New** A travel cot and high chair are now available to hire for �20 per item per visit. Please let us know if you require these items.

Outside

From Lower Street, the pretty frontage of the cottage has a short path and 2 steps to the house. The front garden is cobbled with seasonal shrubs.

At the rear is a paved courtyard garden with shrubs and pots, leading to the garage (sorry, parking in the garage is not possible.) The garden is fully enclosed and safe for children/dogs. The garage houses the tumble dryer, plus an additional fridge and freezer, should they be needed by a large group.

Patio furniture and a barbecue are available for use by visitors.

Weekly prices start at just �470 per week, and long weekends/short breaks from �330.
Short breaks are availble from September to June, with full weeks (starting Saturday) only available during July and August.

General Details

Horning Village
The picturesque village of Horning is situated on the River Bure, in the heart of the Norfolk Broads, 11 miles from Norwich, 17 miles from Great Yarmouth and 3 miles from Wroxham, the 'capital' of the Norfolk Broads.

There is an attractive green and a great range of local amenities, restaurants, pubs, tea-rooms and shops.

Nearby are the Broads of Ranworth, with its wildlife centre, Salhouse and Wroxham and the ruins of St. Benet's Abbey founded in the 9th Century.

Fishing, boat hire and boat trips are all available in the village, along with Horning Ferry, a short walk along Lower Street, offering a leisure club and marina. We are able to advise on boat hire if required, please contact us for details.

Wroxham, the capital of the Broads is just 3 miles away, offering a further range of amenities, restaurants and shops � including the famous Roys of Wroxham � known as the World's Largest Village Store.

Slightly further afield is the fantastic city of Norwich, a wonderful place to sightsee, shop, eat or enjoy the arts. Norwich is only 11 miles from Horning, and is most easily reached via the excellent Park and Ride service from Sprowston.
